Basement Waterproofing FAQ for Minneapolis, MN Homeowners

Homeowners in Minneapolis, Minnesota tend to wonder the same things: why an older foundation lets water in, what a backed-up floor drain means, how to look a contractor up and what this free referral site does. These answers stay general.

Quick Answers

Answers name the office or source they rely on.

Does this site waterproof basements?

No. Basement Waterproofing Minneapolis MN refers and advertises; it is no kind of contractor and has no license from Minnesota's Department of Labor and Industry (DLI). It never prices or performs basement work. Your form request reaches one independent local contractor, who then contacts you. Asking is free, and nothing of value is handed out for it.

Why do so many Minneapolis basements take on water?

Age explains a lot. Census survey data places more than 4 in 10 of the City's homes at 1939 or earlier. Walls of older stone, brick, clay tile or block often let water through joints and cracks. Long freezes and spring snowmelt can add frost pressure and meltwater, and clay-heavy soil can keep water pressed against a wall.

Water rose out of my floor drain. Is that seepage?

Unlikely. In most cases it signals a sewer backup, which waterproofing won't solve. At a City of Minneapolis address, report it to the Sewer Operations 24-hour hotline (612-673-5625) or 311 (612-673-3000), and a City crew assesses it at no charge. Clearing a blocked private sanitary lateral falls to the owner and a drain cleaning service. In a suburb, contact that city's public works department, such as Golden Valley Public Works at 763-593-3962.

Can a sump pump empty into the sewer?

Not the sanitary sewer. The City of Minneapolis requires any sump, foundation drain or clear-water drain hooked to it to be cut off, even if that hookup was once allowed, under a rainleader disconnection permit obtained first (Rainleader Disconnect Program, 612-673-3543). That is plumbing, handled by a licensed plumbing contractor or a single-family home's owner-occupant. The Metropolitan Council urges the same across the region.

What does basement waterproofing cost?

Fixr's 2026 national table lists most projects between roughly $3,000 and $10,000, with $5,000 as a rough average. Interior perimeter drain is priced at $40 to $120 a linear foot; installing a sump pump, $600 to $2,500; injecting one crack with epoxy, $250 to $1,000. These are national ranges, not Minnesota ones; see the cost guide.

How do I look a contractor up?

Type the business name into DLI's license and registration lookup (dli.mn.gov/license-and-registration-lookup), or ask DLI at 651-284-5069 or 1-800-657-3944. A number starting "IR" marks a registration, not a license. If you contract directly with a licensed residential contractor and later win a court judgment for certain losses, the state's Contractor Recovery Fund may repay part, up to a limit set in state law. Work by an unlicensed business is not covered.

What should the paperwork include?

Minnesota law has a licensed residential contractor put every bid, contract and change order in writing, spelling out the services in detail, naming the specific materials and stating the total price or how it will be calculated. Expect written performance guidelines first and a free signed, dated copy. DLI advises a modest deposit and treats full payment before work as a red flag.

Can I back out of a deal I agreed to at home?

Generally, yes. If a seller personally solicits you and you agree to a purchase over $25 away from the seller's place of business, your living room included, Minnesota's home solicitation law lets you cancel until midnight of the third business day; weekends and holidays don't count. Some emergency jobs you start, and in-home talks you request, are excluded only if you sign a separate statement.

Who takes care of permits?

Digging, foundation and structural repairs usually call for a building permit from whichever city the home is in: Development Review (612-673-3000) in Minneapolis, or the inspections office of Richfield, Edina, Golden Valley, Robbinsdale or Fridley. Plumbing and sewer work carries its own permit, pulled by a licensed plumbing contractor. Ask the city's permit office about interior drain tile.

Will my homeowners policy pay for a wet basement?

That depends on the wording. Many policies treat sewer-backup protection as an extra endorsement and leave out gradual seepage, so your insurer or agent holds the answer. After a backup at a City address, Sewer Operations crews carry the City's claimant packets, which go to the City's Risk Management office. This site plays no part in insurance.
